RENT WITH THE OPTION TO BUY

EXPLANATION OF CHARGES YOU PAY:
A $15.00 credit application fee is required.
The deposit is between $1,000.00 & $1,500.00 – This amount includes:
*The first month’s rent
*The delivery charge to the lot and is based on number of miles to that lot.
*Surcharge of $100 to $500 on the homes is NOT refundable. However, you will receive credit at time of purchase.
*Documentary fee of $25.00 for paper work involved.

We will deliver the home to your lot, but you are responsible for blocking & leveling, water & sewer hook ups. No skirting or oil tank comes with the used home.

YOU ARE RESPONSIBLE FOR ANY TOWN PERMITS THAT ARE REQUIRED TO PLACE THE HOME.

You must have your lot properly prepared at time of delivery. If, in the opinion of our driver, the home cannot be placed safely on the lot with our truck, you will have to pay for the equipment needed to place the home. We can arrange to inspect your lot prior to delivery date.

Homes have a 30-day warranty covering electrical, furnace, hot water heater, stove and refrigerator. After 30 days, all the repairs are the renter’s responsibility. We do not guarantee dishwashers or washer/dryers. There are no expressed or implied warranties with regard to the condition of a used home, this covers all cosmetic conditions.

Pine View Home, Inc. owns this home until you exercise your option. However, YOU ARE RESPONSIBLE FOR ALL TAXES, WATER AND SEWER, due on this home while in your possession.

If you decide to let the home come back, please call us at least 3 weeks in advance to schedule a pickup date. The town taxes must be paid and a tax release from the town (MV-47 form) mailed or brought into our office before the pick up date. The state will not issue a permit to haul the home unless the taxes are paid to date.

We recommend you maintain renter’s insurance while renting this home.
